The reward offered is not for making a sale, only for casual communication, use of an internet site, and providing the buyer with an initial appointment, or contact with seller.  As described in Section 900 of Alaska Law.
 
In effect all that is asked of you is to communicate that this house is for sale then tell us of an interested buyer. Let your friends know and even casual acquaintances keeping it at a casual communication.  Get the word out by email or blogs or ..... your ways in harmony with your forms of interaction.  Ask us and we will send you some free materials to facilitate the process.  Your email or name will be your reward tracking. This is a first time creating this format, we will track your rewarding flow through your feedback.  If feedback is lacking, we will still attempt to create the reward payment trail by asking buyer who advised them of sale, and then ask that person who advised them.  
 
We do have a few rules; 
  1. Only one payment per household.
  2. Buyer themselves can not claim the reward, nor anyone in their household. 
  3. Age limitation to enter only when state law requires it.
  4. Keep all communication actions on a casual basis and inconformance with the exceptions of section 900 of real estate law.
  5. Reward Offer will be terminated when house sells and reward is paid out, or automatically 10 days after date of last update, or upon an updated notice posted on this site.
  6. Must have registered as a reward manager to be rewarded, this entails sending an email, so we can keep you updated on any changes, and when there will be open house and internet marketing discussion groups held at the home.
  7. Rules are subject to immediate change upon posting to this site. (Since we are trying this for first time, we want to make sure we are in harmony with legal statutes.  And will provide guidelines to keep communication in conformance with the minimal requirements to not require becoming a licensed agent.
 
Definitions on Real Estate Law in Alaska Section Section 695
 
Definition #8 is definition of Specific Assistance.
Only licensed agents can provide specific assistance whereas an unlicensed person can take actions that are not specific assistance. This is a quote of of (8)
 
(8) "specific assistance"

(A) means

(i) asking questions regarding confidential information for a real estate transaction;

(ii) showing pieces of real estate selected for a buyer's or lessee's specific needs or desires;

(iii) preparing a written offer for a real estate transaction; or

(iv) entering into a personal services contract;

(B) does not include

(i) hosting an open house;

(ii) casual conversation regarding real estate;

(iii) receiving calls or electronic inquiries from the licensee's signs, advertisements, or Internet site;

(iv) providing information regarding a piece of real estate;

(v) setting an initial appointment to show a piece of real estate;

(vi) receiving unsolicited information from a buyer or lessee before or after disclosure of a real estate relationship

Only take actions described in section (B) and do not do actions described in section (A) which are the domain of licensed professionals.

So you can provide information, have a casual conversation even host at open house and receive inquiries from our internet site. So you can forward an email to a friend that includes information about the reward as this would be a casual communication.  You are not matching up a property to a buyers needs, just advising a possible buyer that there is this property and if they are not interested in purchasing they may still be interested in advising others about the reward offer.

 
It is the sellers intention to encourage the dissemination of the fact that our house is for sale and is for sale without any realtor contract.  It is for sale by owner (FSBO) Owner is offering a reward of $500 for anyone who advises me of a buyer that may be interested in the property and actually purchases the property without a real estate agent representing the seller.  Now if the a person advises another person that this house is for sale and that other person advises seller of a person interested, seller is willing to pay as a reward $500 and the previous person that advised this person also a reward of half of previous reward or $250.  Likewise if this distribution went out to a third level seller will reward closest information provider $500, next closest $250, next $125, and will continue this for 3 levels.
 
Should the information regarding the connection link of information is broken, or incorrect, Seller will carry no obligation.  This is a new format for information dissemination and best efforts to complete payout of reward will follow.  Should a real estate agent care to participate, in reward process, real estate agent will not be sellers agent, nor have a contract providing "specific assistance". 

Don't do anything more than get the word out!

You are not a real estate agent, and only real estate agents can legally sell homes.  We are selling our own home which we can legally do as For Sale By Owner and asking for help to get the word out that it is for sale.
